Your Buying Journey...

Once your discovery call is complete and you decide to engage JJBA, we will commence the following buying process.

Strategy Development

We begin with a discovery call (30 – 45 mins), where we dig into everything including your preferred suburbs,  features,  pre‑approval figures, lifestyle needs, long‑term goals and non‑negotiables. This conversation becomes the blueprint for your search.

Market Research

We arrange all inspections, attend weekend open homes on your  behalf, and provide  detailed video walkthroughs to ensure you have a holistic understand of any properties you are considering for purchase. We set up a personalised Trello board to keep all
communication with you seamless

Property Review

When you indicate that you are interested in a specific property, we then complete deeper due diligence which includes flood mapping, council approvals, and pricing comparisons, to ensure that their are no hidden suprises and you pay what the property is worth.

Price Negotiation

Once due diligence is complete, we will work together to confirm your preferred settlement terms and (with your consent) we will present the offer to the seller. This includes your terms and conditions of purchase.

We manage all negotiations directly with the selling agent so you can relax and wait until your offer is accepted.

Offer Acceptance

Once your offer is accepted, the deposit is then required to be paid within 2 days.  Building and Pest Inspections will need to be arrange immediately to ensure availabity. We coordinate access to the property and attend the inspection personally. 

Should anything be uncovered during this process, we negotiate on your behalf to adjust price or terms according to your preference.

Settlement

Prior to final settlement, we attend the pre‑settlement inspection to ensure everything aligns with the contract terms. If something’s not right, we will negotiate compensation or rectification immediately.

Once your settlement terms are met and you are happy with the result, we wait for notification of the contract going unconditional and then its time to celebrate.
